Real Estate Open Market Valuations

The International Valuation standard (IVS) standard definition of the Market Value that is as follows:
The Market Value is the estimated amount for which an asset/property should exchange on the date of valuation between a willing buyer and a willing seller in an arms’ length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion.

Building and Movable Insurance Valuations

  • This type of Valuation is mainly to done for the following reasons:
  • TDetermine the amount of insurance required for the purpose of establishing insurance cover (i.e. to assist in assessing declared value or sums insured)
  • TTo determine the sum loss or damage as a result of an insured peril.
  • TProviding a starting point for accurate sum insured which can up-dated each year in line with inflation.
  • TEstimating the rebuilding / replacement costs for unusual features of the property e.g. fences, bridges, areas of hard standing, etc.
  • Mass Valuation related to Municipal Property Rates Act No. 6 of 2004

  • Valuation of Municipal Properties and preparation of Valuation Roll in line with the Act.

  • Providing independent valuations to establish the full replacement value of a wide range of movable assets and possessions of value.
